Facilities Maintenance Mechanic

SALARY/TIMEBASE: $4383-5601 mo./full-time (Hiring Range: up to $5000 mo.) 
GENERAL INFORMATION: Hours: 40 hrs/wk; 7:00am-3:30pm M-F, and on-call 24/7
Duties:

Under general supervision, is responsible for repairs within the Housing facility and its related systems and components.  Replaces or repairs the following: Construction such as: renovation, facility rehabs, replace/re-hang doors, drywall, framing, replacement/repairs to door jambs, screens, window glass replacement, mirrors, and cabinets, exchange  locks, minor roof repairs, and some painting.  Electrical replace/remove/install apartment light fixtures, diffusers, ballast, GFI, outlet, voice and data jacks, lines and terminals, fan motors, switches and receptacles, electrical panel circuit breakers, photo cell, fuses, data fire life safety equipment (smoke detectors, fire alarms, strobe lights, sprinkler systems), hearing impaired equipment, appliances (gas and electric stoves, refrigerators) window, fan motors, plumbing replacement of kitchen and bathroom sinks, fixtures, toilets, repairs, and replacements to internal parts for plumbing fixtures, hot water heaters, clear drains and clogged toilets, repair/replace pipes, and research leaks.  High voltage air conditioner (HVAC) repairs as needed.  Maintain records and inventory, make purchases, maintain vehicles and vehicle records; perform other duties as assigned.  Must be available to respond to after-hours emergency callbacks on a shared basis.

Qualifications:
Equivalent to four years of full-time increasingly responsible experience leading to the journey level of skill in the repair and maintenance of general residential and light commercial buildings.   
Knowledge, Specialized Skills, and Abilities:

Thorough knowledge of the methods, materials, and equipment used in the installation, operation, maintenance, and repair of heating, air conditioning, and utility systems and related devices.  General knowledge in the application of National Electric Code where required in work assignments, and of the theory and operation of major types of refrigeration and air conditioning equipment and the materials and techniques used in the repair and maintenance of such equipment.  Ability and specialized skills to: perform skilled electrical, carpentry, and plumbing work; read, write, and interpret or work from blueprints, manuals, wiring diagrams, sketches, and operating procedures at a level sufficient to satisfactorily perform the duties of the job; use hand power tools, power drain snakes, air tools, gauges, and instruments; follow written and oral instructions; and make written and oral reports.
